Why would I need this?
Seen an amazing place on realestate.com and imagining what’s possible? Before you get swept up in the emotion of dreaming of your perfect kitchen or second floor extension, it pays off (literally!) to seek professional advice. Too often we get calls from people who have just bought a place, but haven’t done their research before signing on the dotted line. They might come to us with a brief for a substantial project, but a budget that doesn’t align with the work that’s required to get it done, or their site might not be able to accommodate their needs. Your home is likely one of the biggest purchases you will ever make and you want to make sure the ducks line up as much as possible before you hand over a big wad of money

The pre-purchase consultation looks specifically at a property you wish to buy. Similar to how you might hire a building inspector to check the condition of your future home, we investigate the challenges and opportunities of the property from a design perspective.
We will review things such as orientation, planning overlays, restrictions, and how the block is sited. We will discuss these aspects in relation to your brief so you can better understand if the prospective site will be suitable for your needs.
While we cannot give you a quote of the build (this can only be done by a builder when there are detailed plans in place), we can give you an idea of where whether your budget is feasible, and what you will need to consider to stick to it.

You get a 1 hour meeting (either in person or online), pre-meeting research, and a summary report at the end.
Before we meet, we will do a desktop investigation of the site in question so we are well-equipped before we have a chat with you.
We need from you:
The link to the property you wish to buy
Any site information or details in the sale contract (if available)
Floorplans of the structure on site (real-estate plans are fine!)
Your initial brief
During our meeting we will discuss the feasibility of the project, and what you need to consider for the brief, budget and timelines. We will look at the existing plans and talk through what we think is possible and what could be achievable with your budget. If there are any potential issues which may impact a design on your site, we will go through these so you are aware of possible limitations. This may include things such as planning overlays, solar access, concerns with overshadowing, access, and sizing.
At the end of this process we will consolidate this into a report to help you on the decision of your investment.
Please note that we do not do a new floorplan with this service - these things take time to dream up and prepare! The pre-purchase consultation is designed for a quick turnaround (we know how fast real-estate purchasing can move) and to arm you with a low-cost service with professional design advice to ensure you are making smart, informed purchases.
The process can also help you refine your brief, so if you by chance don’t progress with the intended property, the work can help you understand what’s possible for then the right site comes along.
